Petr Hemerka’s ARYA Properties bets on emerging Indonesian islands, not just Bali

In an era where many developers chase the familiar comforts of Bali, Petr Hemerka, the CEO and Founder of ARYA Properties and ARYA Resorts, is taking a different bet: that the next wave of Indonesian tourism lies in places most travelers have barely heard of. His company is now planting flags across Sumba, Lombok, Sumbawa, and Bali, with a strategy that puts the destination itself—not the blueprint—at the center of every project.

The journey began on the remote island of Sumba. Petr Hemerka’s first development, ARYA Sumba – Kodi, broke ground in 2023 and has since evolved from a construction site into a functioning resort. Since 2025, the property has hosted more than 1,400 domestic and international guests across 53 completed villas. It is the company’s flagship, and the proof of concept for a model that ties development directly to the character of the land.

That philosophy is visible in the company’s newer projects. Near the Waikacura Waterfall, ARYA Sumba – Weekacura is being shaped around rice fields, lush greenery, and an inland nature experience—a deliberate departure from the coastal focus of its sibling property.

Petr Hemerka explains why ARYA looks beyond established markets, focusing on emerging destinations where tourism demand and opportunity can grow.

The destination has to come first. You need to understand why somebody would travel there, what they would do when they arrive and what is still missing.”— Petr Hemerka, CEO & Founder of ARYA Properties and ARYA ResortsBALI, INDONESIA, October 31, 2026 /EINPresswire.com/ — Hemerka’s portfolio now stretches across four islands. In South Lombok, ARYA Lombok – Mawi is anchored around the region’s coastal and surf environment. In Sumbawa, ARYA Sumbawa – Jelenga is taking shape on a beachfront plot. And in Bali, the company is active in both Seminyak and Uluwatu—already mature lifestyle markets where the approach shifts from pioneering to fitting in.

What unites these projects is a disciplined evaluation process. Before committing to any location, Hemerka says the company weighs tourism demand, infrastructure quality, accessibility, surrounding attractions, and the physical traits of the site itself. In Sumbawa, for instance, the team examined beachfront access, road networks, utility availability, and natural features before giving the green light.

“I don't believe you can build exactly the same product everywhere and expect the same result,” Hemerka said. “Each destination has different characteristics, different visitors and a different stage of tourism development.”

That philosophy extends beyond construction. Through ARYA Resorts, the group stays involved long after the villas are finished, managing reservations, guest services, food and beverage operations, activities, and daily hospitality. ARYA Sumba – Kodi is the first full demonstration of this development-to-management pipeline, complete with NINO Restaurant & Bar, Weiyo BeachClub, and a roster of guest activities.

“Finding a good location is only the beginning,” Hemerka said. “You still have to build the right product and operate it properly. If you identify an emerging destination early but the guest experience does not work, being early does not mean very much.”

The company currently employs more than 600 people across property development, construction, hospitality, and operations. As it continues to grow, Hemerka insists the strategy will remain grounded in local context rather than replication.

“Growth for us is not only about adding another project,” Hemerka said. “Every new destination needs to have a clear reason for being part of the portfolio and a clear idea of what we can contribute there.”

Why it matters: ARYA Properties is demonstrating that a developer can succeed outside Bali by tailoring projects to the unique character of each emerging destination. This approach could reshape how tourism infrastructure is built across Indonesia, proving that growth does not have to mean homogenization.
