In Palm Coast and across Flagler County, water heaters are dying years ahead of schedule — and the culprit isn’t age or defective parts. It’s a widespread misunderstanding about how hot water tanks actually work, according to a local master plumber who says the fix is simpler than most people realize.
Master plumber Christian Laymon says daily hot water use is no substitute for a flush, and twice-yearly draining can add about four years to a tank
Using hot water daily, even if you run every single fixture in your home, is not going to be anywhere near the equivalent of flushing your water heater.”— Christian Laymon, Owner, Florida Plumbing & Inspection
PALM COAST, FL, UNITED STATES, October 15, 2026 /EINPresswire.com/ — The premature failure of water heaters throughout Palm Coast and Flagler County traces back to a common but costly assumption. Christian Laymon, master plumber and owner of Florida Plumbing & Inspection, explains that homeowners frequently believe their everyday hot water usage is enough to keep the tank clean. That belief is mistaken, he says, and the resulting sediment accumulation is drastically reducing the lifespan of units across the region.
“Using hot water daily, even if you run every single fixture in your home, is not going to be anywhere near the equivalent of flushing your water heater,” said Laymon. “When you flush your water heater, you’re opening the drain at the bottom and letting out a far greater volume of water than you could ever achieve through your fixtures.”
The root of the issue lies in the area’s hard, mineral-dense water supply. When heated, those minerals precipitate and settle at the bottom of the tank as sediment. Because hot water for daily use is drawn from the top of the tank, a household can go years using hot water without ever disturbing what’s accumulating below. That buildup eventually hardens into scale, forcing the heating element to work through a crusty layer and placing added strain on the tank itself.
“You’re directly at the source with the drain on the water heater,” Laymon said. “You’re stirring up and actually reducing, or eliminating, the buildup inside the tank. It’s at the bottom, and it comes out when you open the bottom drain.”
The consequences are measurable in years of service. Laymon reports that an unserviced water heater in Palm Coast typically fails between 8 and 10 years. However, a tank that receives regular flushing and an anode rod replacement around year five can stretch its useful life to 12 to 15 years — providing roughly four extra years before a replacement becomes necessary.
What Homeowners Should Know
While many manufacturers recommend flushing a water heater about once per year, Laymon advises twice-yearly maintenance for Flagler County homes, where hard water produces sediment more rapidly than in much of the nation. He suggests pairing the two flushes with the start and end of hurricane season — June 1 and November 30 — so the schedule becomes easy to remember.
Several warning signs indicate a tank has gone too long without flushing: hot water depleting faster than normal, popping or rumbling noises during heating, or a rust-colored tint in the morning’s first water draw. Laymon notes that if two or more of these symptoms appear on a tank older than eight years, homeowners should start planning for a replacement rather than waiting for a leak to force the issue.
Performing the flush itself is a manageable DIY project for many handy homeowners, though the anode rod replacement is better handled by a licensed plumber, since the fitting often becomes seized after years of service. Why it matters: For homeowners in hard-water regions like Flagler County, this maintenance gap represents thousands of dollars in avoidable replacement costs. A simple twice-yearly flush — taking less than an hour each time — can be the difference between a water heater lasting under a decade or exceeding 15 years of service.
